Not the Market...

Everyone,
Buyers and Sellers alike, has a different set of
circumstances that affect how they interact with the
real estate market. How many times have you heard a
Seller remark - "I don't really need to sell"
- or a second/vacation home Buyer say - "maybe
we'll just wait until next year" to buy? These
folks are not motivated by the latest media reports
about the state of the market - their buy/sell decisions
are primarily dictated by a personal set of
circumstances. For many, it comes down to what they want
rather than what the market is doing.
Clearly the real estate market is down - inventory is
high, prices are dropping, new home starts are down 34%
in Montana for the 1st quarter, and sales are off
substantially. On the other hand, interest rates are
great, values are available to savvy Buyers and most of
the "experts" say it's a good time to buy. So where does
this leave us?
Getting inside the Sellers head is critical - only
Sellers that want to sell will find success. Michael
Selvaggio, President of the Council of Residential
Specialists, recently wrote about pricing in a declining
market: "...a great strategy for sellers who are serious
about getting their home sold is to price the
property ahead of the market. ...it should be
priced slightly lower than the last comparable sale.
...Many sellers believe that reducing a $300000 property
to $295000 can actually make a difference That's less
than a 2% reduction." Michael posed this question for
sellers: "When was the last time you rushed out to
the mall to take advantage of a 2% off sale?"

For Buyers that want to buy - Stop looking
for "deals" based on list price - Find a property you
really want and Negotiate your own Deal!
Often Buyers can't reach a buy decision in a "Buyer's
