As if to balance
the early winter of last season, Mother
Nature offers Northwest Montana a warm
spring of azure skies, early blooming
flowers and a perfect cherry crop. Joy

What
to buy?
With so many real estate listings on the market today,
Buyers are often overwhelmed by the choices and end up
finding exactly what they want but don't buy because
they are waiting for a better "Deal". This reminds me of
some wonderful Warren Buffet quotes about buying and
selling in the stock market:
"It's far better to buy a wonderful company at a fair
price than a fair company at a wonderful price."

your enemy; profit from folly rather than participate in
it."

Instead of looking for the best "Deals" based on the
current list price of properties, Buyers should instead
focus their efforts on finding the Very Best properties
in their price range and then negotiate a fair price for
that property. I have seen some properties purchased
recently with poor floor plans, bad locations, septic
issues, water and mold damage, etc. because the buyer
felt they were getting a great deal on the property. For
our clients we analyzed the money required to fix the
issues with several of these properties and found that
the final tally was much higher than the price of some
very nice competing properties. If you take into account
the fact that Buyers generally can't finance the cost of
repairs, along with the time and aggravation of making
repairs, it really makes more sense to buy a nicer well
maintained property.
Make Written Offers!
Written offers force the Sellers to show their cards! No
amount of talk will generate the same bottom line
result! There is no risk to the Buyer with a properly
drafted offer - At no cost to the Buyers, they can back
out for a limited time, even if the Seller accepts the
offer. To negotiate effectively Buyers must understand
the basics of our Montana Realtor Buy/Sell Contract.
Buyers coming from other States often come with
preconceived notions of how written offers work in
Montana. Typical offers we draft in Montana will contain
several "Outs" for the Buyer. Obviously it is imperative
that you work with a competent Realtor who understands
the Buy/Sell form and knows how to protect your right to
withdraw from the contract for a specified time frame.
